Question Door locks

Hi I have a 54 plate TD4 with a NSF door lock problem. I can lock on the fob, but can't unlock. I can't lock or unlock on either door switches. Just wondering if anyone has an idea before I start to strip door panel.

I have this problem with only one of the doors. The Rear Left door will not unlock--unless i open with the handle on the inside. But it will LOCK with the fob.

I had a non-Rover mechanic look at it and they said good chance it is a bad Door Actuator. I researched it and found it is $95 from roverparts.com (?). A little more expensive in other places. I am debating if it is something I can do easily so I don't have to pay for labor...

I also have a door lock problem on my toyota truck. I have inquired on their hotline numbers on how can i fix this one and they have told me that the whole locking system should be replace. Fortunately it will only cost around 70 bucks since they offer 50% off on these toyota parts.
