Default P38 leaking clear oil from under dash?

Hi Guys,
The Rover has been worry free for thousands of miles until i notice oil dripping slowly on the passenger floormat. I looked up and it wasn't coming from under the dash but where the console meets the dash.
Any clue to what that problem maybe from. The substance is clear but slick when you rub it between your fingers. Any help as always much appreciated.

Not much up there but the heater core (heater matrix), I would suspect it's a coolant leak. Either the core itself, or one of the o rings.

Yes, in taking the panel off it was clear that the heater core unit needs replacing. I got 117k out of it. Good right?
