Front Cover Leak

Front Cover Leak
My front cover has been leaking oil for probably its entire life, but now has decided to start leaking coolant too. While I'm doing the cover gasket, what else should I look at replacing. I'm thinking of doing the oil pump and possibly the timing chain set as well. Is the cam accessible at this point of tear down, or would I need to remove a lot more stuff?
Water pump is only a year old and so is the fan, clutch and alternator.

You’ll be staring straight at the cam, but no way it’s going to come out without removing the radiator, condensor, and probably the efan as well.
Timing chain for sure, new gears nah (I’d personally keep the originals vs aftermarket gears as the ones I’ve tried have all sucked in the quality department vs OEM), I’d certainly inspect the oil pump and replace if it’s nasty or cracked, new pickup tube O-Ring, oil pan gasket, I’d replace the studs with bolts, and a new front seal.

Removing the rad, condenser and e-fan wouldn't add a whole lot to the time, but question is, how much of a difference would a relatively mild cam be?
I hear depending on the wear, the front seal could be a bitch to replace. Apparently there's a sleeve that might need to be added. Does that sound familiar?
