Default Fuel leak at Tank

I've got smell and fuel dripping from the gas tank on the D2, so I've got a few questions for the Wise Old Men here:

1) Is there a common issue that I should be ready for?
2) Is it easy enough to pull up the carpet in the cargo area to look from above? OR, should I just look to drop the tank to really see what's going on. I'm hoping the Terra Firma tank guard comes off easy.
3) Where do you like buying parts for anything fuel tank related

likely a leak from the breather tube
likely a perished fuel pump seal on top of tank

Follow up questions -
If replacing fuel pump seal, with 150k miles, should I look to replace fuel pump, or just change the filter since I'll be in there? Recommended replacement parts?

Replaced a seal on another Disco without proper tool, is there a non-expensive tool for this so it's not such a bear?

If it's the seal I'm thinking of, a brass drift and hammer (there probably is an official tool though).
