Will I regret going to street tires?

IMHO, if you are done with offroading and wish to use street tyres, by all means use them. Most chunky offroad tyres behave appallingly at speed on tarmac roads. Many street tyres have nominal capability offroad and are quite capable of laning but not rock crawling etc. Most tyres clog with mud at some stage on a trek, it's the nature of tyres. Put it this way, I certainly wouldn't like to drive at 80 mph in the wet on tarmac around bends using chunky offroad tyres but if you drive steadily use an AT tyre but they are most certainly noisier than street tyres and also not too clever on wet roads.

Next decision is to either mount new tires on the factory 18s and get a 265/65/18
Or keep my currently installed wheels with the mud terrians 16s and go with 265/75/16 (same size as the installed MTs)
I would sell the 16s and MTs if i go with the 18s.

I think your statement make the most sense. I'm leaning heavily to the all weather streets tires.
