Yes, those are it.
But if your axle breather is clogged it will blow out your seals again.
With the milky gear lube and leaking seals that tells me clogged axle breather.
There is moisture in the air inside the diff, if it cannot excape it will build up and mix with the gear lube and contaminate the fluid just like yours was.
I am willing to bet the farm that is your problem.
AB sells the axle breather kit, it was $35 for mine.
