Yes, fan must come out. Remember the threads are REVERSED!

But if you do not mind having to refill the system, removing the radiator completely is also an option. It comes out super easy and you can leave the fan. The only issue will be the lower fan shroud but you can probably leave it below, lift the radiator out then pull the lower shroud up away form the fan. Never tried it, but I would think that would work. Then the condenser will be easier to work out too.

Haven’t been able to get the fan out yet.. are we 100% it’s reverse thread. (So loosen to right if facing the vehicle from the front). If so this thing must be in there quite good haha

Yes, reverse. So you will work it clockwise to loosen it as you face the engine, to the right. Obviously locking the fan pulls so it does not spin. An air chisel or the like can help to spin the nut and break it free. When you put it back on, just snug it up cause the engine will tighten it as things spin.

Any ideas if the receiver-dryer can be replaced without completely removing condenser?

I do not think easily at all. Prop have to pull the radiator. After I rebuilt my AC I wanted to do that, dump the system and replace the drier incase it caught a lot of gunk somehow. Just being paranoid really. But also saw it would have been a total pain to do without moving a ton of stuff. I did try to position the clamp nut that holds the drier strap to the condenser in a position making it easier to remove/not buried.
